Our landlord services are based on many years of property management experience in Bristol, and we pride ourselves on our excellent service and rental market knowledge. You can rely on us to help you with any aspect of your rental property: from successful property marketing, to sourcing reliable tenants.

We offer four levels of landlord service.

  1. Introduction Only Service

    We call this our DIY service. We advertise the property for you once we have received a property description and photos. The property will be advertised on Rightmove, Zoopla, On the Market and our own website. When we receive enquiries they will be passed to you to arrange viewings.

    Cost: Flat fee of £150 + VAT

    Advert and Paperwork service which includes the above plus referencing of tenants, Right to Rent checks, How to Rent documentation & preparation of tenancy agreement

    Cost: Flat fee of £300 + VAT

  2. Tenant Finding Service

    If you haven’t got the time to find new tenants for your property but want to continue to manage the property yourself hand over the letting to a trusted pair of hands that know the area well. To include;

    • Advertising including photos following expert advice preparing your home for the rental market.
    • Marketing on our website and associated property portals.
    • Accompanied viewings at ALL times.
    • Required contract and associated paperwork.
    • Right to Rent verification.
    • Referencing with an independent external agency to include guarantors if required.
    • Notification to utility companies and Council Tax.

    Cost: 60% + VAT of the first month’s rent (or minimum charge of £400 + VAT)

    Discounts available for multiple properties (5 or more).

  3. Letting & Rent Collection Service

    The first step is securing the tenant, but then what? The next step is ensuring they pay on time.

    According to research, tenants defaulting on payments is the biggest worry for landlords. And, almost 50% admit to having had late payment issues. Ouch!

    So why not let someone else take the hassle out of collecting the rent, safe in the knowledge that if any issues arise they are managed for you. We register the deposit as part of the service and provide a monthly financial statement.

    Cost: 8% + VAT of the monthly rent received (or minimum charge of £100 + VAT per month)

  4. Full Management Service

    Some of our landlords comment that being a landlord is like having a full-time job, particularly if you have demanding tenants.

    What with the amount of time required to communicate with tenants, managing maintenance and repair issues and those urgent emergencies that crop up – wouldn’t it be nice to handover that checklist to someone else?

    For those that want to hand over the whole service, then take advantage of our management service. Designed to offer complete peace of mind we take all the hassle away. To include;

    • Advertising including photos following expert advice preparing your home for the rental market.
    • Marketing on our website and associated property portals.
    • Accompanied viewings at ALL times.
    • Required contract and associated paperwork.
    • Right to Rent verification.
    • Referencing with an independent external agency to include guarantors if required.
    • Rent collection and processing to include rental statements and tax statements if required via email.
    • Arranging of check ins and hand over of keys.
    • Notification to utility companies and Council Tax.
    • Deposit collection and registration with the Deposit Protection Service.
    • Property inspections with photos and written report.
    • Management of maintenance issues and repairs
    • 24 hour emergency out of office number.
    • Annual rent increases according to the contract.
    • Comprehensive management of end of tenancy.

    What’s more our qualified team will help you keep up to date with the latest legislation and if you need any help or advice we can call on our network of experts to assist you.

    Cost: 11.5% + VAT of the rent received (or minimum charge of £100 + VAT per month).
    Letting fee is 35% + VAT of first months rent (Minimum charge £400 + VAT.)
