Viewings

Viewings will be arranged at times to suit you and our clients.

References

We use the services of an independent referencing company to obtain and evaluate references.

Holding Deposit

Following a viewing with Bradley & Co, should the applicant decide to apply for the rental of the applicant is required to pay a holding fee of no more than ONE WEEKS rent in order to secure the property and take it off the market whilst references and right to rent checks are being carried out.

The holding deposit will hold the property for a maximum period of 15 days (unless agreed in writing by both the landlord and the tenant for an extension). A tenancy must be entered into within the agreed time frame otherwise the holding fee will need to be refunded to the tenant and the property placed back on the market.

Under our contracts, the tenant agrees to provide honest representations as to income, tenancy history and references and to enter into a tenancy under the terms agreed with the landlord.

If we intend to retain the holding deposit we will advise you in writing the reason for this (email accepted) within 7 days of deciding not to enter into an agreement.

The holding fee will be refunded against the rent if the application is successful. The holding deposit is non-refundable in the following circumstances;

  1. The tenant withdraws from the let
  2. If the tenant fails the Right to Rent check
  3. If the tenant provides us with false information with regards to references
  4. If the tenant does not enter into a tenancy within the agreed time frame because they have not made reasonable steps to do so.

Deposit

A security deposit of 5 weeks’ rent must be paid and will be held by a government approved scheme. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

Client Money Protection

We are proud members of the Propertymark Client Money Protection Scheme. If a Propertymark Protected agent has misappropriated your rent, deposit or other client money you can apply for reimbursement through the CMP scheme.
