Following the latest government announcement with regard to lockdown V3 we thought it would be a good idea to let you know how we intend to move forward. The property market is still open (within government guidelines to ensure everyone is safe). We of course welcome this news however there will be policies and procedures in place. Our staff, tenants, contractors and clients safety is of the utmost importance and we need to consider, very seriously, our responsibilities throughout this continued crises. Our office will be manned on certain days but there will be a closed door policy. The general public can visit by appointment only. Our staff will be working from home and rest assured our level of service will continue.


Viewings with Bradley & Co.


The good news is the property market is still open (within government guidelines to ensure everyone is safe). Interested applicants will be sent a video of the property first, if they are qualified and can move to the availability date, we will arrange a physical viewing. Landlords can choose to have a professional video or we can visit and use our phone to make a video. For sales properties we recommend a professional video. The 2 metre distancing rule will apply and a maximum of 2 people per household may attend the viewing. There will be no open house viewings and tenants will be asked to bring their own gloves and masks. Bradley & Co will have hand sanitizer. All internal doors will need to be opened and applicants will be advised not to touch any surfaces. Viewings will not take place at a property with householders or applicants who are symptomatic with Covid19, who are at risk under the recent government guidelines, who are self-isolating or shielding. This extends to anyone that they currently reside with. These questions need to be satisfied prior and just before the appointment.


Valuations


Property valuations are allowed but this is for clients who are serious about selling or letting their home. The 2m social distancing rule will apply and our staff will wear gloves and masks during the visit. We ask that all windows are open so the property is well ventilated. The visit will last no longer than 10 minutes. At a time to suit you we will arrange a meeting via Zoom or Face time to discuss the property, our valuation and answer any questions you may have.


General Letting and Management Housekeeping


With regards to our general letting and management, general maintenance and property inspections are permitted. Statutory certificates such as the gas and electrical safety checks will continue to be arranged. If anyone in the household has symptoms, are self-isolating or shielding the appointment will need to be postponed. We will ask if any occupants have symptoms prior to the visit. The 2m social distancing rule will apply for the tenants and contractors/staff members safety. Tenants are responsible for disinfecting the area before and after the contractor has visited. It is advised that when the contractor is in attendance the tenant is in another room, the garden (if applicable) or out for daily exercise. The contractor will be wearing gloves during his visit. If a member of staff from Bradley & Co need to carry out a property inspection we will attend wearing a mask and gloves. We ask that all of the internal doors are left open and you are out of the property or in the garden (if you have one). The property should also be well ventilated for the duration of these visits.
