Following the latest government announcement signalling the reopening of the property industry, we thought it would be a good idea to let you know how we intend to move forward. We of course welcome this news wholeheartedly however it will not be “business as we knew it”. Our staff, tenants, contractors and client’s safety are of the utmost importance and we need to consider, very seriously, our responsibilities throughout this continued crises. Our office will remain closed to the general public, but we hope to be back at a reduced staffing level, sometime in June. Staff who can continue to work from home, will continue to do so. Rest assured our level of service will continue, as it has throughout lockdown.
Viewings with Bradley & Co.
The good news is that we can now start viewings (within government guidelines to ensure everyone is safe). Interested applicants will be sent a video of the property first, if they are qualified and can move to the availability date, we will arrange a physical viewing. Landlords can choose to have a professional video, or we can visit and use our phone to make a video. For sales properties we recommend that a professional video is done. The 2-metre distancing rule will apply and a maximum of 2 people per household can attend the viewing. We ask that no personal belongings or handbags are brought into the property but a mobile phone is allowed.
There will be no open house viewings and tenants will be asked to bring their own gloves and masks. Bradley & Co will have hand sanitizer. All internal doors will need to be opened and applicants will be advised not to touch any surfaces.
Viewings will not take place at a property with householders or applicants who are symptomatic with Covid19, who are at risk under the recent government guidelines, who are self-isolating or shielding. This extends to anyone that they currently reside with. These questions need to be satisfied prior and just before the appointment.
We are now allowed to carry out property valuations, but this is for clients who are serious about selling or letting their home. The 2m social distancing rule will apply and our staff will wear gloves and masks during the visit. We ask that all windows are open, so the property is well ventilated. The visit will last no longer than 10 minutes. At a time to suit you we will arrange a meeting via Zoom or Face time to discuss the property, our valuation and answer any questions you may have. If you would like a valuation out of interest rather than selling in the immediate future, we can provide an online valuation for you.
General Letting and Management Housekeeping
With regards to our general letting and management, general maintenance and property inspections are now permitted. Statutory certificates such as the gas and electrical safety checks will continue to be arranged. If you or anyone in your household have symptoms, are self-isolating or shielding, or if you have a cough, fever or cold please let us know You must let us know before we arrange a contractor. The two-metre social distancing rule will apply although for your, and the contractors’, safety. Before a contractor attends, you must disinfect the area they will be working in and disinfect again when they leave. We recommend when the contractor visits, you are in another room, in the garden or doing your daily exercise away from the property. The contractor will be wearing gloves. If a member of staff from Bradley & Co need to carry out a property inspection, we will attend wearing a mask and gloves. We ask that all of the internal doors are left open. The property should be well ventilated for the duration of these visits, with all windows open.
